We’ve all heard “location, location, location” is the most important factor in selling your home. Although there is some truth to that, there are two other major factors that will greatly impact how well your home sells: condition and price.


  • As a seller, you need to be involved in the selling process, especially in the presentation of your home. That means that it has to be clean, tidy and smell good in order to appeal to the widest range of potential buyers
  • A properly prepared and presented listing decreases the odds of buyers creating a negative checklist and increases your chances of selling quickly and for more money.


  • A skillfully priced presentable home reduces the risk of offers being less than what you want. Accurately priced homes tend to sell faster and for more money
  • Asking more doesn’t get your more unless you’re looking for more time on the market!


  • Still a crucial factor in how well your home will sell. However, if your home has been well prepped and is priced fairly, it will be easier to sell even if it isn’t in the most desirable location.
